What is the concept of RVS SHRUTI?

RVS SHRUTI is a Gated Community comprising Villas and Apartments which provides all that you need, be it security, infrastructure, amenities, recreation facilities, playground, etc., You get to live in a mini township unaffected by the hustle and bustle of city and yet be close to it.

Where is RVS SHRUTI?

RVS SHRUTI is located short of Sulur on Kannampalayam Road, just off Coimbatore – Trichy National Highway 47 which is being upgraded into four lane traffic. The location is just less than 20 minutes drive from Ramanathapuram junction and about 25 minutes from the Railway Station. Airport is only 15 minutes away.

What about design options?

RVS SHRUTI offers multiple options in design of Villas and Apartments.

  • Villas of multiple designs and options in terms of plots as well as plinth areas. Options vary from A to D of Two / Three and Four Bed room.
  • The Apartments are also of two types A & B.
  • There will be two blocks each of A & B type separated by a Garden area in the centre.
  • Type A is a combination of two and three bed rooms. Two bed room apartments will be around 1300 – 1400 Sft and three Bedroom apartments will be around 1800 – 2000 Sft. Pent Houses are also available
  • Type B apartments are of only three bed rooms each.

Will the property be free hold?

Yes, it will be freehold and will be registered in the name (s) of owner (s). The owners have the right to sell the property.

What is the plinth area and carpet area?

Carpet Area is the area of the inner dimensions as shown in the plan of each type of villa or apartment. Plinth area is outer dimension from outer wall to wall.

For example, if the inner dimension of a room is 10 ft X 10 ft making total carpet area of 100 sq ft, the plinth area will be 10.75 X 10.75 ft = 115.56 sq ft. Thus Plinth area will be about 15% more than the carpet area and the difference is due to the dimension of brick wall (9”) being taken in the plinth area.

In the case of apartments, we use Super Built Up Area, which includes the plinth area and share of common amenities in that apartment block like lift room, staircase, lobbies etc. The Super Built up area percentage will vary depending upon the amenities provided and the number of apartments in a block.

What is one Cent?

Land is measured in terms of cent in Tamil Nadu. 100 cents make one acre. One cent is 435.66 sq ft.
A plot of 60X40 sq ft = 2400 sq ft is 5.5 cents, which is also called as one Ground in Chennai.

Can we have lawns and gardens in our villas?

Yes you can. We have a landscape plan to be implemented at a huge cost by an experienced Horticulturist who is a Phd in Agriculture from Tamil Nadu Agricultural University. His Company can provide your villas with necessary landscaping for a nominal fee and also carry out periodic maintenance. We will do the landscaping of all common areas, avenues and parks with the help of our Landscape Consultant and Architect.

What about Telephone facilities?

We intend providing UG cable for Telephones for which we have signed a MOU with BSNL. Broadband connections as well as Intercom facilities are being provided.

What about Car park?

Car parks are provided for each villa as per design. For apartment owners, car park will be on the Stilt Floor. Car park arrangement will be made near the Club House also for visitors. Visitors coming to your villa will have to park their car on the road side without causing any hindrance to others and for smooth flow of traffic. We also have a car park near the Entrance Gate

What kind of Specifications can I expect in RVS SHRUTI?

Why are the Sq ft rates different for each type?

  • The cost of a villa is addition of land cost, cost of infrastructure, and cost of construction of the villa. We have calculated the sq ft rate by adding all the costs and dividing the total by the plinth area constructed. Therefore, on the same area of land, if you construct more area of your house, the sq ft rate will be less and vice versa. If we charge uniform sq ft rate then we would not be fair to you.
  • In the case of apartments, the sq ft rate is based on the super built up area, which is arrived at by adding the plinth area of the apartments, common areas, lift room, staircase etc and adding these add –ons proportionate to the plinth area of the flat. Since land component is common and proportionately divided as undivided share of land for flats, it is correct to use a sq ft rate. This is not so in the case of independent villas where the area of construction can be changed unlike in apartments.

What about Maintenance Arrangements?

  • Maintenance facilities will be provided by Covai Property Management Services Private Limited, a wholly owned subsidiary of Covai Property Centre (India) Pvt Ltd.
  • A one time “Sinking Fund” has already been added to the cost of villas and apartments, which is renewable after five years at the rates which will be decided at that time.
  • The residents will get services to include:
    • 24X7 Security
    • Operation and maintenance cost of Sewage Treatment Plant, Reverse Osmosis Plant, Hydro Pneumatic system
    • Garbage collection and disposal as well as Vermi-Composting arrangements
    • Generator expenses including running & maintenance expenses
    • Annual Maintenance Contract for various utilities
    • Maintenance of common amenities like club house, swimming pool, Gymnasium, Street Lights etc
    • Staff salary for various maintenance functions
    • Making plumbers, electrician, carpenters available to the residents (Cost of service for specific repairs including cost of spares/replaced items will be billed to the concerned resident)
    • Arrangement for payment of telephone, electricity and water charges as well as Property Tax (amounts to be borne by respective residents)
    • A Manager will be appointed to over see the entire maintenance requirements of RVS Shruti.
    • Water meters will be installed and one will be charged for water based on consumption.
  • Our aim is to provide top-class facilities and at the same time ensure that every resident understands his rights and duty.

What Miscellaneous Charges will I have to bear?

Barring Registration charges, all other costs are included in the price.

Are there any Hidden Costs?

No. We do not believe in any hidden costs.

What about Electrical Fixtures like shades and woodwork like cupboards, modular kitchen, fans etc?

The cost for these will not be included in the Agreement as each individual may have different choice and option for these items. We can offer our services for these items as well as furnishing and furniture, which we can finalise with individual resident.

What about Payment Schedule?

The payment schedule will be spread over the duration of construction. The details are given in our web site at www.covaiprop.com

Is there any Escalation Clause?

No, there will not be any escalation to the agreed cost as spelt out in the offer Letter and the Agreement.

Can I Change the design of villas or apartments?

No. The project is pre-approved and this includes the design also. Some minor changes internally are possible but one should be prepared to pay deviation in plan charges if charged by the authorities. For every alteration that is carried out one will have to pay additional fees to the Architect as well as the additional cost for executing the change. NO changes are permitted in the external design and this includes choice of paint, design of Compound wall, Gates, Grill design, elevation work, any internal additions and alterations to the design which will affect the external design.

Can I add more floor space to my villa on a later date?

No, you cannot do so, as rules will not permit the same

How long will you take to complete my villa/apartment?

For villa we will take 24 months from the date of registration of the land and signing the Agreement. For apartment, the delivery will be in 24 months from the date of registration and signing of the Agreement. However, the Project will be completed in about 30 months time for all amenities to be in place

Can I rent out my villa or apartment?

Yes you may. However there will be certain restrictions for renting out the villa apartment and these will be included in the Agreement. Basically these relate to non use for commercial and business purposes.


Can my tenant or I use the villa of apartment for any commercial or business purposes?

No, you cannot.

Can I practice law or medicine from my villa or apartment?

Not from your premises. You may take up space in the Shopping Complex for the same, if made available.

How do I book my villa or apartment?

You can book your villa and apartment by paying the booking amount in favour of our Company “Covai Property Centre (India) Pvt Ltd “ Please see the pricelist for details

How much time will I get to pay the booking amount?

You have to pay Rs. 3.00 Lacs at the time of booking and firm it up by paying the balance of the booking amount (which will depend upon the cost of the apartment/villa) within 7 days failing which it will be offered to others.

Can I withdraw once having reserved / Booked?

Yes, but we will charge 2 Percent of the Value of the Property towards cancellation charges, provided the construction has not commenced and the registration has not been done.

What is your work schedule for the project?

We are currently in the process of developing some basic infrastructure. We intend commencing construction of villas and apartments from end of Aug 2008.

If I decide to invest in a villa or apartment, what will be the procedure?

The procedure will be as follows:

  • Select the plot and design option for Villa/Apartment
  • Pay the Booking Amount and get the plot for the Villa and the undivided share of land for the Apartment registered in the Office of the Registrar
  • Sign the Agreement along with the Registration
  • Pay the installment as per Payment Schedule
  • Take over the Villa or Apartment on the date specified in the Agreement after paying all dues

In whose name or names can I register?

In anyone’s name or names that you desire to get the villa or flat registered, you can do so.

Can I avail of housing loan?

Yes you can. We will assist you to get the loan sanctioned subject to your eligibility from reputed Housing Finance Companies or Banks.

As a NRI/PIO can the registration be done without my presence?

Yes you can. For this you need to give a Power of Attorney to anyone that you may choose. We will assist you in getting the POA registered, which will be specific for the purpose of purchase of the property (the Power Agent cannot sell your property). We can send you the detailed method for getting the POA registered without your coming to India.

As a PIO can I invest in a property?

Yes you can. We will send you all details about rules and regulations for the same.
