Shenbhagam Estates
is meant for middle and upper middle class citizens
above 50 years of age. The property is free hold but
subject to certain conditions as given below:
Dining in the "Second Innings" will be compulsory
for all residents and their guests. Vegetarian meals
will be served. Rates for diners will be laid down by
the management. Special diets at additional cost, if
necessary can be organized on the advice of the doctor(s)/Nutrition
Consultant. Those who do not wish to dine in the “Second
Innings" will have to pay minimum charges as spelt
out by the management. The charges for maintenance and
for dining are subject to change.
People below 50 years of age can stay with the investors
of the property so long as the investor is 50 years
of age and is living or owning the said property invested
by him or her.
To maintain uniformity and the concept of the project,
preferably persons above the age of 50 should only invest
in Project Shenbhagam Estates or be co-owners if the
person investing is below 50 years of age.
Guests are allowed to stay with the residents
Any person below the age of 50 years can also invest
in a property in Shenbhagam Estates for his or her future
use. If any person who invests in a property is below
50 years of age, he or she can stay in the said property
after the investor reaches the age of 50 years. Until
then they can give the property on rent/lease to people
above the age of 50 years, for which the management
of Shenbhagam Estates will provide necessary assistance.
Property is free hold. Excepting for the first two years
from the date of handing over, there shall be no restriction
on sale of the said property to anyone desiring to buy
the property or to assign or nominate it to the successors
of the purchaser of the said property subject to the
conditions stated above and elaborated in the Agreement
to be signed at the time of registration of the property.
However, should compelling circumstances necessitate
any sale of the said property before the stipulated
period of two years, the sale will be done through Covai
Property Management Services (P) Ltd only.
These conditions will be applicable to purchaser of
a property in Shenbhagam Estates or their successors
or assignees or nominees or purchasers of the said property.
The property can be given on lease or rent to anyone
above the age of 50 years only. In case the purchaser
is below the age of 50 years and has no one above 50
years to stay in the said property, the cottage shall
be rented out to the persons above the age of 50 years
for which the management of Shenbhagam Estates shall
assist in getting suitable tenant.
Special Concessions:
- The 50 years age rule can
be relaxed by the Management on case by case basis.
- These rules are NOT applicable
to widows, serving and retired Armed Forces and Para-military
forces personnel, decorated or wounded armed forces
officers and soldiers as well as physically challenged
persons (including civilians), on case to case basis.
- The decision of the management
in all cases will be final.
