We have almost completed
all the promised commitments in terms of infrastructure
and amenities. The furniture and furnishings for the
Lounge have been ordered and are expected soon. The
swimming pool has been completed and has been commissioned.
We have procured the entire lot of equipment for the
Gymnasium. Car parks have been marked and space ear
marked for Visitors’ Car Park.
In effect, Madhuban
is operational. Those of who have already moved in or
have visited Madhuban in the recent past would agree
with the general impression that Madhuban is perhaps
the finest apartment complex in Coimbatore and is value
for money invested. It would be of interest for you
to know that your investment has already multiplied
and, the going rate as on date is over Rs 3000/- per
sq ft
We have applied for
Registration of Madhuban Apartment Owners’ Association
and will hold the first General Body Meeting to elect
the Office bearers within the next two months or so.
The rules as well as the Memorandum of Articles for
the Association have been submitted to the authorities.
Management
of Services:
Madhuban is a modern
apartment with special features like Hydro Pneumatic
systems for water distribution, central Gas supply,
Intercom for the entire complex, Stand by generators
and modern lifts, car parks including for visitors,
top class amenities etc.
With residents having
moved in, maintenance services have been activated at
Madhuban through Covai Property Management Services
(P) Ltd. We have got the security personnel in place
and have got a security cabin for them. We have also
employed a House Keeper to oversee and maintain all
the systems like Generator, Hydro Pneumatic System for
water, Solar Water Heater, Lifts as well as look after
the upkeep of the amenities like Gymnasium, Lounge,
Common Toilets, Swimming Pool etc. He is being assisted
by conservancy staff in keeping the surroundings clean.
We have also located a plumber at night and an electrician
is on call. The landscaping of the Garden has been completed
and this too will need to be taken care of.
Quality comforts
can only come with lot of effort and it costs money.
If we look after Madhuban, the value of our investment
will go up. We need the cooperation of the residents
to help us maintain the facilities while making full
use of the amenities. We have prepared an estimate of
the maintenance costs which will be verified during
the period May to August so that we come to know the
expenditures that are being incurred. We will produce
the accounts for the same and the Maintenance charges
will be payable with effect from 1 May 2007. The data
collected would give us a baseline to fix monthly maintenance
charges to be paid by the residents. It is needless
to emphasize that better amenities would cost money.
