NEWS LETTER
GEM NIRMAALAYAM 01/2008
Dear Residents,
Vanakkam. Happy Pongal
to all of you and to your families.
Since the last e mail in which we gave
the status report on the Project, we wish to update
you with the progress. These are given in the succeeding
paragraphs.
Water Supply:
- Corporation Water: We have submitted
the water connection applications and are processing
the same with the Government departments. The inspection
by Assistant Engineer is being done on 12 Jan and
thereafter the Chief Engineer and DE will inspect.
We expect this to be done only after Pongal as all
Government offices are closed. After the inspection,
they will sanction the water lines and initiate
the Work order for getting the pipeline to the entrance
of GEM Nirmaalayam. From here it will be connected
to the pipeline already laid by us to the sump.
If all of them cooperate, we should get water by
end of January.
- RO Water: Ready and functional.
Water pipeline for discharge of unusable water has
been completed
- Over Head Tank: Completed
- Sump: The common Sump is ready.
The concrete slab cover for the sump is being cast
this week.
- Pumps: Procured and ready for
installation and will be done once the water connections
are given
Sewage Treatment Plant:
- The civil work has been completed. There was
some problem with the ground water entering into
the compartments because of very high level of ground
water (5 feet), but this has been attended to and
set right.
- The pump room is getting ready and will be completed
coming week.
- GET Engineering has got the system with them
and will be moving it to the site after Pongal.
They will take three weeks to commission the same
but have promised to speed up the work and make
it operational in two weeks. We expect this to be
ready by the end of January or beginning of February
(say by 7 Feb).
- We are also trying to find an interim solution
for using the sewage system with even lesser number
of occupants by adopting some other means. If we
succeed then even with lesser number of occupants
we can make the system functional
Electricity:
- Application for the electricity connection is
also being processed at the highest level and we
are getting two transformers and not one.
- The transformer material has started arriving
at site from 11 Jan 08
- The Panels for streets are being set up by us
- The Meter boxes for the villas and Apartments
are being installed by us. The entire material for
panel boxes and meter boxes have arrived
- Once the transformers are ready after Pongal,
we will be laying the cables for which the trenches
are already ready and the main cables have also
arrived. The cables connecting the main Panel Boxes
for group of villas and apartments have been completed.
It is just the matter of laying the main cables,
inspection by TNEB and covering it with Concrete
blocks which too have been fabricated and are ready
at site.
- We are hoping to complete the entire process
including the transformer and electricity connection
from TNEB by the end of January and hopefully we
will be ready in all respects by first week of February
Storm Water Drains:
- The work is going on and we will be able to keep
up the pace with the WBM work for the roads. The
concrete covers are already fabricated and ready
for installation at the site.
TV and Telephone Cables:
The trenches for them are also ready and will be completed
by the BSNL and the Cable operator shortly. We are in
touch with them for early completion
Central Gas supply: The
work for the pipelines will commence only when the drainage
work is completed. In any case, this is not a priority
item for completion and we hope to complete this by
end of Feb only through Indian Oil Corporation
Road Work: Thanks
to the heavy rain, there has been delay in completing
this work in December. However, this will be completed
now by end of January as the work will commence after
Pongal when the drainage work would have been mostly
completed. The Road contractor needs only ten days to
complete all the internal roads and his labourers are
already working at the site
Kerb Stones have been completed and
laid and the pavers have been ordered and will be laid
along with the road work
Solar Street Lights:
Since we opted for latest models using LEDs, which reduce
global warming, the Tata BP Solar had some problem in
getting the BIS Standards passed with the Government.
This has since been received by them at Bangalore and
they have promised to give the solar street lights by
25 Jan. This is fine by us as it does not take too much
of time for setting them up.
Compound Wall: Except
for the front side, where the work has begun, the rest
of the compound wall has been completed. We will complete
this work after Pongal when the labour sheds are completely
removed
Labour Camp: The
dismantling of labour camp has begun and this will be
completed by 31 January.
Club House: The plastering
of the Club House has been completed. Putty work is
on and tiles for flooring have been ordered and received.
Roof tiles have been laid. The Club House will be completed
once the materials which have been stored inside the
Club House are fitted in villas/apartments.
As value addition we have also constructed
a Male Saloon and Ladies Beauty Parlor in the Club House
so that the Resident Association can get additional
income at no additional cost for you.
Bath Room Fixtures:
We have delayed the fitting of bathroom fixtures since
the labour inside which is from various contractors
have been stealing what we put up and this is a problem
in India and we have to face it. The fixtures will be
fixed before your occupation of villas/apartment as
it does not take much time
Solar Water Heaters: Solar
water heaters have arrived and so have all the water
tanks. Water tanks have been fixed and the Solar Heaters
will be fixed nearer the time of your occupation as
the Solar Panels cannot be left open to sky unless you
use the water.
Apartments:
- C Block: This is almost ready.
The lift has been commissioned by Kone, but we have
kept the lift locked for obvious reasons. The pavers
work on the Ground Floor is nearing completion.
Once electricity and water connection is given,
we can hand over the apartments.
- B Block:
- The inner plastering has been completed and
the Putty work is under progress
- Outer plastering is almost complete
- Expected date of completion of B Block is
28 Feb 2008
- A Block:
- Basement Grade Beam work has been completed
and the columns up to Stilt Level are being
raised along with the Basement Brick work
- Stilt Floor Roof is to be cast by 15 Feb
- Expected to complete A Block by Sep/Oct 2008
Villas:
- 28 villas are ready except for fixtures and fittings
which will be done at the time of occupation
- 30 more villas will be completed by 28 Feb 2008
- Remainder villas will be completed before 15
April 2008
Shopping Complex:
- We are awaiting the Revised Plan Approval. Work
will commence in March and will be completed by
Dec 2008
Stand by Generator:
The Bill of Quantities has been prepared and submitted
to the Vendors to get the best possible rate. We will
be providing automatic changer also so that you get
uninterrupted electricity. The cost etc will be intimated
to you shortly. Provision for laying of cables has been
made along with the other infrastructure work.
Current Market Price:
The current market price of the villas is over Rs 4000
per sq ft and that of the apartments is about Rs 3200
per sq ft.
Conclusion:
With the rains having stopped and the
festival season coming to an end shortly, the pace of
work in GEM Nirmaalayam will also pick up. Assuming
that the water and electricity connections are given
by first week of February, residents of the First Priority
Villas and C Block can plan to move in by 10 Feb, by
when we would have also been able to complete the second
coat of paint. For those of you who are still getting
the wood work done, we shall do the second coat after
you complete the same.
While it is our endeavor to hand you
over the villas/apartments earlier than 10 Feb, because
of external agencies like Corporation water and TNEB
for electricity we may not be able to do so. However,
we shall try and get these agencies to complete their
commitment sooner.
